Hardscape Restoration Services
Pressure Washing
Outdoor Living hardscape surfaces look great when they are first installed but pollution and Massachusetts weather can leave block pavers, concrete, natural stone and other surface types looking worst for wear.
Pressure washing is the most effective way to remove heavy buildups of stains, mud, moss and weeds from most outdoor living areas. At Collins Landscaping, we use the very best high-pressure cleaning equipment in the business.
You can trust the Hardscape Restoration Experts at Collins Landscaping to pressure wash your patio, walkway, swimming pool surround or any other outdoor living surface. Collins Landscaping's professional patio cleaners use the most current cleaning technologies available, matched to suit your specific surface type. Our trained pressure washing technicians also ensure that all surfaces are cleaned safely and to the very highest professional standard.
Hardscape Leveling
Without the proper techniques to ensure a level surface for your patio, what should be an enjoyable feature of your backyard could become a constant annoyance. Collins Landscaping's hardscape leveling techniques are a simple, quick, and affordable way to boost the value of your home and protect yourself, your family, and your friends from trip and fall accidents.
It is not uncommon for us to be called out to repair patios, walkways, pool surrounds or driveways that have lifted, sunken, or have otherwise uneven sections. In some cases these problems can be caused by improper drainage leading to erosion of the base material. In other cases there is physical damage to the surface caused by heavy objects (usually a vehicle).
Repairing sinking pavers requires us to lift existing paver stones, remove the base materials, restructure and level the base, and then place the pavers back into the proper sequence. Additional jointing material needs to be applied once the base has been repaired and the pavers are back in place.
Paver Repairs For Paver Patios, Walkways, Driveways and Pool Surrounds in Massachusetts
Once you've made the investment to upgrade your patio, driveway, pool surround or walkway with decorative concrete or brick pavers, you should protect that expensive investment by ensuring that any needed repair or maintenance is performed by Massachusetts Premier Patio Repair Contractor, the Hardscape Restoration Experts at Collins Landscaping's. As the area’s most reputable Hardscaping Company, Collins Landscaping's will ensure that the beauty and integrity of your concrete, brick or stone hardscape will endure for years to come.
Nothing stays perfect forever, especially when it’s subjected to our harsh New England weather. Over time, pavers will shift and settle causing the surface to become unstable and loose. A non-level surface will hold water, speeding up the deterioration process. Whether your pavers have been recently installed or have been in place for decades, our Hardscaping Repair Experts have the skills and expertise to professionally repair and replace broken pavers, lift settled areas and replace cement borders, among many other paver repair services.
Replace or Install Edge Restraints
Edge restraints are used to keep your hardscape element in place. These restraints prevent your pavers from shifting vertically, horizontally, and rotating. Without adequate edge restraints your pavers will continue to shift year after year.
Missing and damaged edge restraints often begins at a small section. If addressed early, the problem can be resolved with relatively little expense. However, if damaged edging is not taken care of from the outset, then the damage will eventually grow to become much more extensive and severe.
As Massachusetts Premier Hardscape Contractor, Collins Landscaping's only uses GATOR EXTREME EDGE edge restraints.
Joint Repair
Over a period of time, joint sand slowly breaks down and erodes, causing loose and unstable pavers. Paver joint repair is essential to stop seeds and other undesirables from setting up shop between your paving stones. It’s also a vital part of keeping your paver bricks level and prevents them from shifting out of place. Once the joints begin to deteriorate, issues with paver movement will quickly develop.
At Collins Landscaping, we only use the best quality, PolySweep polymeric sand.
- Long Lasting Durability: The sand we use creates a long term, semi-solid joint that resists cracking, prevents sand loss, inhibits weed growth and deters insects.
- Haze Free - Guaranteed: Advanced Clear Set Technology® using native sands and the highest quality, cleanest synthetic polymers. Our sand doesn't contain Portland cement which often causes hazing and cracking.
- Stronger Setup: Tested and proven to have superior cohesion and adhesion performance on initial set up and after full cure.
- One Product Does It All: Residential and commercial applications, driveways, walkways, patios, pool decks, and concrete overlays. Concrete and clay pavers, natural stone, cast stone and even porcelain tile. Strengthens and tightens the joints, deters weed growth and provides overall integrity throughout the surface.
- RCS Safe: Polysweep's level of RCS (Respirable Crystalline Silica) is below reportable limits under normal use.
Our Professional Hardscape Restoration Contractors will sweep PolySweep polymeric sand into all of the joints, followed by passing a vibratory roller over the entire installation to ensure each joint is fully packed with sand. Next any remaining sand is swept away leaving an 1/8 inch reveal between the top of the paver or chamfer line and the top of the sand. Any excess sand and dust are then blown off the surface and the sand is activated with water.
Sealing
Unsealed patio pavers, bricks or concrete are slightly porous, meaning they absorb all sorts of substances. The longer they’re left, the deeper the staining becomes, so don’t put off professional patio sealing a day longer.
All pavers weather and require cleaning to restore their “new” appearance. Think of sealing your pavers in the same way you would polish and buff your floors or wax your car. The process restores the original beauty and protects from future staining.
Our Professional Hardscape Restoration Specialists use only premium sealers that are specially formulated to protect and extend the life of your hardscape. We use both water based and solvent based products. You can choose the sealer of your choice from the available options provided by us. Available sealants range from penetrating non-visible water-proof sealants to solvent-based film coated water proof, high gloss, wet look finish sealant.
Applying a premium sealer to your brick, concrete, and natural stone surfaces is an important finishing step. A high-quality sealer will protect your outdoor living space from water seeping into the compacted base and the sun’s UV rays, prevent staining as well as deterring mold and weed growth. Sealing restores color contrast and gives your outdoor surface a rich, like-new appearance. It also helps to stabilize the entire surface by hardening the sand between the joints of the pavers.
Our Hardscape Cleaning Process
-
Estimate
One of the most frequent questions our customers ask is “How much does it cost”? Every pressure washing service we offer is based on the square footage of the surface to be cleaned. We will take precise measurements of your property to ensure that you get an accurate quote. We will email you a quote for professionally cleaning your patio, walkway, pool surround or other outdoor living space that same day. It’s that quick and easy!
-
Preparation
Upon arrival, our Professional Patio Restoration Specialists will do a thorough walk through of your property ensuring to remove and secure any furniture, plants, or other obstacles that might be in the area to be cleaned. We will then sweep and/or leaf blow away any debris from the surfaces to be pressure washed.
-
Pre-Treatment
It’s important to note that just pressure and water alone is NOT sufficient to removal all the staining and growth from your hardscape. Our unique process of pre- and post-treating the surface allows us to achieve immaculate results. All stubborn stains, heavy mold & algae growth areas are pre-treated with a biodegradable, ecologically safe and child/pet friendly alkaline detergent to help cut through grease, growths and stains.
-
Pressure Washing
Once the algae, mildew, mold, and dirt have been loosened with our pre-treatment your outdoor living area is ready for a thorough pressure washing. Our top of the line pressure washing equipment guarantees that even the most stubborn weeds, moss, algae and surface grime will be totally obliterated while never damaging your property. Our Hardscape Restoration Specialists will meticulously power wash your hardscape’s surface and clean multiple times (if needed) to make sure that your outdoor living area is as clean as it possibly can be.
-
Rinse
Most of our customers are surprised by the amount of sludge that we pick up from their patios, walkways and swimming pool surrounds during cleaning. Our rinsing process washes away any dirt that may have inadvertently splattered on the walls and windows. Our Technician will also clean and check that all drainage is clear of slit and debris. Once your surface has been rinsed, we will spot treat any remaining stubborn stains.
-
Post Treatment for Guaranteed Growth Removal
Not only does moss, algae, fungus, and mold grow on top of the surface… it also grows its roots deep down into the cracks and crevices of most outdoor living surfaces. Collins Landscaping's offers an optional, fungicidal and weed kill treatment to prevent the future growth of weeds, moss, lichen & fungal spores. This can be done as a onetime application after we have cleaned your hardscape or as a regular maintenance service. We recommend this service every three months to minimize weed and moss growth.
